A property’s chain of title is the historical record of all owners and lien holders as from far back in time as possible to the present.

The earliest entry and date can be the details of the very first deed from the government.

The records will also show dates, conveyances, encumbrances, and nature of title, etc.

Attorneys or abstractors might do this research on the request of a buyer to provide an expert opinion on how marketable or insurable a title is.

If you are purchasing a highly priced piece of real estate, maybe even out of your comfort zone, doing some additional title research is definitely an expense you don’t want to save on.
