Corer influence refers to the positive effect on a property’s value when it is at, or in close proximity, to the intersection point of two streets.

This is mostly because it has two facings that allow it to be visually seen from both streets.

Because of this, it understandably has a greater effect on commercial retail property than residential.

Retail real estate with corner influence often have the highest rental rates on both streets.

While it generally also creates a positive impact on residential property value, it is mostly attributed to the extra living space that can be built into corner units. Especially with terrace houses.

They can sometimes also provide residents with a second and much better view of the environment.

Sometimes, residents can actually dislike such units as there can be a higher tendency for noise and air pollution due to the extra traffic.
