An assessment roll is a collect of public records indicating all taxable land and property in a particular and the assessed value of each of them.

One of the uses of such information is for a land owner to compare his assessed value to that of other comparable land to judge whether he has been fairly treated by the county.

Sometimes, homeowner would want a higher assessed value and don’t mind paying more property tax.

This is because they believe that a high assessed value can be a figure that can nudge market value upwards should they decide to sell their homes.

The total assessed value as indicated in the assessment roll can also play a role in helping local authorities to plan taxes for the years ahead.

The tax roll should not be confused with the assessment roll.
