Replevin refer to a specific type of lawsuit meant for tenants to recover personal property that has been unlawfully taken by landlords for one reason or another.

Frustrated landlords can sometimes take the law into their own hands when faced with circumstances created by undesirable tenants.

It could be due to damages caused by tenants, defaults in rental payment, or even conflicts between them.

Whatever the case, there is a proper legal process to settle these disputes. And repossessing tenants’ personal property without legal justification is frown upon by the law.

Security deposits for example, can only be deducted for some specific reasons.

Landlords are always encouraged to settle disputes with tenants amicably.
